Trispection offers several different types of inspections.  Please note that an inspection agreement must be signed by client or their representative prior to the start of the inspection and fees must be paid in full 48 hours before scheduled INSPECTION time.

Standard Home Inspection

A Standard Home Inspection  includes the interior and exterior of the home and will be thoroughly inspected as per the Standards and Procedures as determined by InterNACHI and Trispection.  This is a non-invasive visual inspection of all the components and systems of the home to identify any defects or maintenance issues.  A digital report with photos, descriptions, and any issues will be provided within 24 hours of the inspection.   Standard Inspection includes the house and all attached structures. oralso includes up to one detached garage.  There may be an additional fee for other buildings on the property depending on the size, number, and complexity.  

Up to 2500 sqft - $399 + HST

2501 to 3500 sqft - $499 + HST

3501 to 4500 sqft - $599 + HST

Add on Thermal imaging inspection at time of inspection and additional $99.

Pre-Listing Inspection (For Sellers)

Sometimes the buyers reduce their offer to offset the cost of repairs  due to Issues that are found during a buyer’s home inspection which can affect the home sale or they choose not to buy the house at all.   As the seller, you can eliminate the surprises by having pre-listing home inspection.  Trispection can perform a Pre-Listing Inspection to expose the issues that a buyer’s inspection would find. You can choose to provide the results of the inspection to home buyers for their peace of mind or you could use the results of the inspection to make repairs or upgrades to your home .

New Home Inspections

Congratulations on buying your brand new home. Buying a new  home gives you some relief that it will be of better quality than most existing  properties.  Unfortunately things get missed, workmanship is sometimes poor and city building inspectors are only  able to confirm that construction meets minimum code.  Contact Trispection prior to taking possession of your new home to arrange for pre-insulation inspection and a final walk through inspection and when you take possession of your home to book an inspection prior to your 12-month warranty period. You will receive an inspection report which can be used to ensure that your home is built as promised.

Commercial Building Inspections

Our Commercial Building Inspection services are Property Condition Assessments. All field work and report writing is performed by Registered Home Inspectors who specialize in the area of residential and building inspections. Our reports are designed for quick decision making, with an easy-to-follow summary of recommendations, costs and priorities. 

Our inspection cover Roof, Garages, Plumbing & Fixtures, Electrical, HVAC & Components & Systems, Sprinklers,  Interior, Exterior, Insulation, and landscaping.

Rental Property Inspections & Pre-Purchase Inspection (Buyers):

1 Hour Review:  $259 + HST.
Please note this is not an Inspection but may suit your basic needs in a time crunch!!

  1.  Check the Roof for condition and type of covering. (shingles,etc)
  2.  Visually review the foundation for leaks and cracks.
  3.  Furnace / Boiler for visual condition and date of manufacture
  4.  Air Conditioner (If applicable) for visual condition and date of manufacture. 
  5.  Review the supply and waste plumbing and confirm materials used. 
  6. Review the Electrical main panel for Amperage and wiring materials inside.
  7. Examine the Attic for insulation type and visual presence of potential Mould and Asbestos.
  8. Any other significant items we deem appropriate to be raised for your attention.



Thermal Imaging Inspection - $299 + HST.

Infrared or thermal imaging technology not only compliments the conventional home inspection methods, it offers key advantages as it can help identify or rule out problem areas that may not immediately be seen with the naked eye.  Thermography can increase the likelihood of detecting:

  • Missing, inconsistent, or wet insulation
  • Heating and cooling losses around windows, doors, electrical outlets, etc.
  • Leaky or disconnected duct work
  • Broken seals in thermal pane windows
  • Moisture issues such as roof leaks, plumbing leaks, leaky skylights, leaky foundations, moisture ingress
  • Electrical hot spots
  • Poor construction
  • Damaged or malfunctioning in-floor heat
  • Signs of rodents or insects
